February 2026 Newsletter: Texas Land is the New Frontier

At the end of February, we were already starting to see parts of our 2026 outlook hit the news. One of the biggest moves in February was the bipartisan Housing for the 21st Century Act passing in the House, which has the potential to change the landscape for single-family homeownership and rentals. We have said that in times of flux, due diligence, niche investments, and looking to land are all important moves you can make, so this month, we’re talking about Texas land as the new frontier.

Texas Land – The New Frontier

In our recent webinar, we talked about how Dallas and Houston are top markets for real estate, once again. The Dallas-Fort Worth area, at #1, boasts a low cost of living and accessibility in a business-friendly setting. But as we think about what’s next for Texas, we need to ask ourselves, what’s the new frontier? Land.

Urban, suburban, and rural land is in demand in Texas, attributed to:

  • Continued population growth
  • Expansion of the tech industry, particularly data centers
  • Increases in housing community development outside of metropolitan areas
  • Growth in energy and industrial infrastructure

Still, there’s a lot of land in Texas, and a lot to consider when you choose land for investment and development. We discussed our process in a webinar last year: “How to Underwrite Deals Like the Pros: Finding Land.” You can check it out on demand!

Bipartisan Housing Affordability Act Passed in the Senate – What’s Next? 

We also mentioned we had our eye on housing affordability in our January webinar, and this month, the House passed a bipartisan comprehensive housing package.

There are more than 20 provisions in the plan that are set to address federal housing projects, including the Department of Housing and Urban Development’s HOME Investment Partnerships Program. The goal is to increase homeownership and make housing more affordable.

The Senate has also been working on the Road to Housing Act, so the next step will be working to create a package that can pass in the House and the Senate. Final approval will be dependent on consensus and the restriction of institutional ownership over single-family rentals.
